Expert is the work provided by an Expert, a professional expert in a specific field, which consists of providing a purely technical interpretation of the data obtained from the evidence in a given case.
Therefore, the expert evidence constitutes the opinion of an Expert regarding a specific fact that must be evaluated, both in the scope of a judicial or administrative process, so that such evidence must have been obtained by lawful means.without extortion, coercion or breach of confidentiality. In all the expert services we provide, if necessary, we offer the possibility of hiring the assistance to trial with ratification of the reports made before the Courts of Justice.
On the other hand, we offer as ADR (Alternative Dispute Resolution) Fact Finding, an alternative dispute resolution procedure of a contractual nature, in which the parties agree to submit their differences of a technical nature to the qualified opinion of an Expert or Expert Witness, although his decision should not be binding, unless otherwise expressly agreed by the parties. The parties may be individuals and legal entities, as well as economic interest groups, who find themselves in a situation of disagreement, conflict or controversy both in the intra-organizational sphere and in the sphere of their activity or their business, professional or economic-patrimonial relations.
Expert Reports
Expert Reports are prepared by an expert in a specific field who presents the investigations and conclusions they have obtained regarding a specific case. In other words, they convey the various technical knowledge of the subject matter under study.
These types of reports must be characterized by clarity, precision, and rigor, as well as a comprehensible structure to effectively contribute to judicial proceedings, if applicable.
The Expert is always a professional outside the process in which they are participating. They should have no direct or indirect ties to the matter they are investigating and must work under oath and collaborate with the courts.

The Judicial Appraisal of Real Estate, allows us to obtain the real value of a property, being that such value may be used in legal proceedings, if necessary, directly related to the distribution of inheritances, the division of partners of a company, marital separations, dissolution of a community of property, among various situations.

Real Estate Valuation Methods
Comparison Method
This is the most commonly used method and consists of valuing the property to be appraised by comparing it with other properties of similar characteristics whose value is known. The regulations require a minimum of 6 “witness properties” that will be weighted by coefficients to make them similar to the property under appraisal. With this we will obtain a unit value of the m² that, multiplied by the m² of the property under appraisal, will be the market value of the same.
Residual Method
When the comparison method is not feasible, since it is not possible to find enough properties with similar characteristics, the residual method is usually used. It consists of calculating the value of the property with the value that the construction would have once completed and subtracting the expenses incurred to bring the property to that state.
Capitalization Method
When the property is likely to produce rents, and the amount of such rents can be estimated in a logical manner, the capitalization method is used. It consists of calculating the value of the property by discounting to the date of appraisal all the net rents that the property will generate by means of economic formulas. It is a method for the valuation of large businesses.
Cost Method
The cost method is rarely used exclusively, but rather to support the appraiser that the valuation made by the comparison method is logical. It consists of calculating the replacement or replacement cost of the property being appraised.
