This is the most commonly used method and consists of valuing the property to be appraised by comparing it with other properties of similar characteristics whose value is known. The regulations require a minimum of 6 “witness properties” that will be weighted by coefficients to make them similar to the property under appraisal. With this we will obtain a unit value of the m² that, multiplied by the m² of the property under appraisal, will be the market value of the same.
When the comparison method is not feasible, since it is not possible to find enough properties with similar characteristics, the residual method is usually used. It consists of calculating the value of the property with the value that the construction would have once completed and subtracting the expenses incurred to bring the property to that state.
When the property is likely to produce rents, and the amount of such rents can be estimated in a logical manner, the capitalization method is used. It consists of calculating the value of the property by discounting to the date of appraisal all the net rents that the property will generate by means of economic formulas. It is a method for the valuation of large businesses.
The cost method is rarely used exclusively, but rather to support the appraiser that the valuation made by the comparison method is logical. It consists of calculating the replacement or replacement cost of the property being appraised.
